The Most Expensive Condos Ever Sold in NYC

Updated · 3 min read

Summary: We went through the deeds recorded for every condo building we track and pulled out the biggest single-apartment sales. Here are the ten most expensive, where they are, and what the offering plans say about the buildings behind them.

Short answer: the most expensive condo sale in the city records we track is $240 million, for unit 50 at 220 Central Park South in 2019. Next is $135 million at Aman New York Residences in 2024.

The Ten Most Expensive Condo Sales

These are the ten highest prices recorded on a deed for a single apartment, new or resale, in the 3,110 condo buildings we've matched to city records. Every one closed for at least $87.7 million.

Where the Most Expensive Condos Are

The ten sales are in 6 buildings, all of them on or near Central Park:

The list spans 2012 to 2024, so the top of the market hasn't moved on. The biggest prices are still being paid for full floors and penthouses with park views.

What This Means for Buyers

The price is only the start. At this level, the mansion tax alone is 3.9% of the price, and in a new development buyers usually pay the sponsor's transfer taxes too. See closing costs for a new NYC condo.

Carrying costs are their own budget line. Each apartment's common charges and estimated property taxes are listed in the offering plan's Schedule A. For the biggest units, they can run to tens of thousands of dollars a month. See Schedule A and Schedule B.

Read the plan, not just the listing. Plans for these towers spell out things marketing glosses over: hotel services you pay for, staff apartments and storage sold separately, and who controls the board while the developer still owns units.

How This Is Counted

We counted deeds (and, for leasehold condos, the transfer tax filings that stand in for them) recorded in ACRIS, the city's property records, for the condo buildings we've matched to their tax lots, through September 2026. Each sale is one deed for one apartment, new or resale. Deeds covering several units at once, and deeds for hotel, retail, rental or other commercial units, are left out, since their price isn't one home's. Buildings without an offering plan on file aren't included, so this ranks the 3,110 buildings we cover, not every sale in the city.
