THE CONDO BOOK PROJECT

Top NYC Condo Construction Lenders

The construction lender finances the sponsor's building, and its loan sets the minimum prices at which units can be released from its mortgage. See which banks and debt funds are financing new NYC condos, and the buildings each one has lent on.

Data quality

670 lenders across 2,566 buildings, ranked by the number of offering plans naming each, not by loan volume. A sponsor may refinance; where an amendment names a new lender, that lender is counted.

Read from the offering plan's text, where the plan says the sponsor has obtained a construction loan or financing from a named lender; each loan size is the amount the plan states. Where the plan names no lender or states no amount, the mortgages and building loan agreements recorded in ACRIS on the building's lot before the plan was accepted fill in, marked as such. Plans that mention a construction lender only in general terms, or that haven't procured financing yet, aren't included, nor are plans whose pages aren't searchable yet. Different spellings of one lender's name are counted together, a bank that changed its name is counted under its current name, and a debt fund's lending vehicles are counted under the fund manager where their names show it; vehicles whose names don't (a single-purpose LLC) are counted on their own.

Explore construction lenders by project type

Choose where, how big and what kind of building. See the construction lenders named most often on matching offering plans.

A building counts for each firm its offering plan names; buildings whose plan lacks a size, type or acceptance date match only "Any". Neighborhoods are from each building's map point. Ranked by matching buildings, then the most recent.
