Overview

430 West 37th Street is a new 11-story building with 128 condo apartments over retail. • What it is: a new building with a sub-cellar, cellar and eleven floors on a lot of about 19,750 sq ft. The sponsor expects construction to finish and the first closing to happen by about July 1, 2027.
  • Size: 128 apartments, 36 storage units, four commercial units and one community facility unit.

Budget

What It Costs to Run

The sponsor projects a first-year budget of about $2 million (July 2027 to June 2028). Residential owners carry about 92% of it. The biggest lines:

Budget lineApprox. first-year cost
Labor (doorman, super, porters)$481,000
Electricity for common areas$441,000
Reserve fund$296,000
Insurance$200,000
Service contracts$153,000
Management fee$65,000

Labor is about 24% of the budget. Service contracts include about $36,000 for landscaping, $30,000 for the elevator and $25,000 for window washing.

Common charges run roughly $790 a month for the smallest one-bedroom to about $4,030 for the largest three-bedroom. Estimated property taxes add roughly $1,340 to $6,840 a month on top. Read more on common charges and estimating condo property taxes.

Good to know: at closing you pay one month's common charges to the working capital fund and another month's to the reserve fund. See working capital contributions and reserve funds.

The Building

Finishes

Kitchens

Every apartment gets a Gaggenau refrigerator, dishwasher, induction range and oven, with a Bosch range hood. Select units add a Gaggenau wine cooler. Counters and islands are stone slab, with wood veneer cabinets. Compare with kitchen appliance brands in NYC condos.

Bathrooms

Bathroom floors and walls are marble or porcelain tile, with a medicine cabinet. The plan doesn't name the bathroom fixture brands.

Floors, Laundry, Heating and Cooling

  • Floors: engineered white oak from Evergreen America over a 5mm rubber underlayment.
  • Laundry: every home has a ventless Bosch 800 Series washer and heat pump dryer. There's no shared laundry room. See washer-dryers in NYC condos.
  • Heating and cooling: each unit runs on a VRF air-source heat pump system with its own controls, so heat and air conditioning are available year round. Hot water comes from central gas-fired heaters on the roof.
  • Electricity: each apartment is separately metered, and you pay your own bill.

Amenities, Staffing & Transportation

  • Courtyard roof: a green roof, terrace and pool on the first-floor courtyard, about 67 by 45 feet, with lounge and dining furniture.
  • Fitness room: about 722 sq ft on the first floor, with Precor machines and a Peloton bike.
  • Lounge: a double-height space of about 1,743 sq ft at ground level.
  • Recreation room: about 706 sq ft at the ground and cellar level.
  • Coworking space: about 576 sq ft at ground level.

Good to know: not every shared space may be ready at the first closing. The sponsor commits to finishing them within 24 months, with no price or common charge credit in the meantime.

Tip: the 36 storage units are sold separately, about $1.33 million in total for all of them. Compare with amenities by building size.

Staffing and Services

The plan projects:

  • Doorman coverage 24 hours a day, 7 days a week
  • 1 full-time superintendent
  • 2 full-time porters

All staff are provided through the managing agent rather than hired by the condo. The plan doesn't say whether staff are union. See where condo common charges go for context.

Transportation

  • Subway: 5 min walk to 34 St - Hudson Yards 7; 34 St-Penn Station A C E, 6 min

Fine Print

What's Specific to It

  • A sponsor-affiliated manager that also supplies staff. Andover Property Management is the selling agent and the managing agent, and the plan says it's affiliated with the sponsor. The condo won't have its own payroll. The doorman, super and porters come through Andover.
  • A pool in the courtyard. A green roof, terrace and pool sit on the first-floor courtyard roof, about 2,776 sq ft in all.
  • A big reserve line. About $296,000 a year, roughly 15% of the budget, goes to the reserve fund from day one.
  • An environmental cleanup site. The lot carries an E-designation for hazardous materials, with a concrete cover over remaining soil and ongoing city oversight.
  • No tax abatement. The plan says owners won't get the co-op and condo tax abatement, and taxes are projected at about 1.7 times common charges.

Listing photos of 430 West 37th Street can show you the finishes. The offering plan, the document the developer filed with the New York Attorney General, tells you how the building will be run and what you agree to when you buy. New to these documents? Start with what a condo offering plan is.

Fine Print Worth Knowing

  • Environmental restrictions. The site stays under an E-designation and a city site management plan. Groundwater use, farming and vegetable gardening are banned, and the cleanup must be recertified from time to time.
  • You pay transfer taxes. The purchase agreement shifts the city and state transfer taxes to the buyer.
  • No implied warranty. The building is over five stories, so the state's housing merchant warranty doesn't apply. Only what the sponsor expressly warrants is covered.
  • Nearby projects by the same owner. The sponsor's principal also owns 439 West 36th Street and 501 Ninth Avenue. The plan makes no promise about future views.
  • Closing delays cost extra. If you push your closing back more than five days, the sponsor can ask for another 5% deposit.
