Do New NYC Condos Include a Washer/Dryer?

Updated · 4 min read

Summary: A washer/dryer in the apartment is close to standard in new NYC condos, but 'in-unit laundry' doesn't always mean machines are included. We read the laundry specs in the offering plans to find out what you actually get.

Machines Included? It Depends on Building Size

"In-unit laundry" can mean brand-new machines, or just the pipes and outlets to install your own. Only 3% of NYC condo plans have no in-unit laundry option at all; 58% include the machines and 38% provide hookups only. In small buildings (under 10 apartments), 45% of recent plans come with hookups only.

Plans filed 2022 or later that describe in-unit laundry.

Hookups-only is most common in Brooklyn's small buildings, where 47% of the 507 recent plans leave it to buyers to buy their own machines. In Manhattan, 78% of small buildings include them, though that rests on only 45 plans.

Hookups aren't limited to budget buildings. 660 Lexington in Midtown East provides a laundry closet with hookups, as does Centric in Woodside. At Le Parc in Flatbush, hookups are provided in the units that don't come with machines.

Tip: if the plan says hookups only, budget for a washer and dryer and check what size and type the closet fits. Some plans specify stacked, some side by side, and some a single combo unit.

The Rise of the Ventless Dryer

A traditional dryer pushes hot, damp air outside through a vent in the wall. A ventless (condensing or heat pump) dryer doesn't need one, which makes life easier for architects and is a better fit for tightly sealed, energy-efficient buildings. Ventless dryers now outnumber vented ones: 59% of plans filed since 2024 that name the type.

Bigger buildings lean ventless: 81% of the 88 plans with 30 or more apartments filed since 2022 specify ventless dryers, including Paragon in Long Island City and One Domino Square in Williamsburg. Small buildings are closer to an even split (52% ventless).

The catch: ventless dryers are gentler on clothes and need no outside vent, but cycles take longer, they can warm the room, and you'll need to empty a water tray or clean a filter unless the dryer drains on its own.

Which Brands?

Laundry is one place where even luxury buildings stick to mainstream brands. Across the 965 plans that name the washer, Bosch (28%) and LG (24%) lead by a wide margin, followed by GE, Whirlpool and Miele. In buildings priced at $2,500 a sq ft or more, only 50 plans name a washer, and the most common are still mainstream: LG, with 11 plans. What About a Laundry Room?

Shared laundry rooms are mostly a big-building amenity now. Among plans filed since 2022 that say whether there is one, 68% of the 22 with 100+ apartments have a laundry room, often as a backup for oversized loads, compared with 5% of the 188 buildings under 10 apartments.

FAQ

Do new NYC condos come with a washer and dryer?

Usually, but not always. 58% of plans include the machines and 38% provide hookups only. Hookups-only is most common in small Brooklyn buildings.

What is a ventless dryer?

A dryer that condenses moisture instead of venting hot air outside. 59% of NYC condo plans filed since 2024 that name the dryer type specify ventless dryers.

What washer brand do NYC condos use?

Bosch and LG are by far the most common, followed by GE, Whirlpool and Miele.

Where do these figures come from?

From the laundry specs in 1,878 NYC condo offering plans and the dryer type in 1,200, grouped by the year the plan was first filed. Percentages are of plans that describe laundry. Updated October 2026.
