THE CONDO BOOK PROJECT

West Condominium

547 West 47th Street, Manhattan, NY 10036

Overview

A 222-residence condo on 11th Avenue between 47th and 48th Streets, sponsored by an SK Development entity. Owners share a rooftop pool, an 8th-floor play field and two guest suites, and the retail unit is expected to hold an automotive dealership.

  • Address: 547 West 47th Street, Manhattan (11th Avenue between 47th and 48th Streets)
  • Plan: CD180479, accepted for filing in September 2020
  • Residences: 222 in all. That's 219 for sale (61 studios, 104 one-bedrooms, 48 two-bedrooms and 6 three-bedrooms of about 469 to 1,320 square feet), plus a resident manager's apartment and two guest units the condo buys. They run from the Garden Level (the cellar) up to the PH (12th) floor.
  • Other units: one retail unit and one general storage unit, neither offered for sale
  • Storage and parking: every home comes with an assigned storage or bicycle locker. 51 more lockers were offered as licenses for $7,000 to $26,000. Residents get no parking.
  • First offering: about $332.5 million for the 222 residences, from about $810,000 to $3.75 million each, plus $850,000 for the eight cabanas. These are sponsor offering prices, not sales. The Attorney General's record now lists about $312.6 million for the offering.

Sales recorded with the Department of Finance (ACRIS) through Sep 30, 2026: deeds, or transfer tax filings for a building on leased land, of $10,000 or more. A home's first sale since the plan was filed is the sponsor's closing; resales aren't counted. Closing prices are compared with the same home's Schedule A price, as first offered; a deed covering more than one home isn't compared. Amendments often change prices before a home closes, and a deed that includes parking or storage counts its full price. ACRIS records a sale weeks after closing, so recent contracts don't appear yet. Every building's sales.

Budget

What It Costs to Run

The sponsor projected a first-year budget (March 2021 to February 2022) of about $2.68 million. Residences pay about $2.6 million of it. The retail unit pays $60,000, covering only its share of a few lines such as insurance, water, management and part of the resident manager's salary. Monthly common charges per Schedule A:

  • About $620 to $990 a month for studios.
  • About $770 to $1,200 a month for one-bedrooms, and about $1,020 to $1,690 for two-bedrooms.
  • About $1,570 to $1,920 a month for the three-bedrooms. The top figure is for a three-bedroom on the PH floor.

Notable lines:

  • Staff: about $839,000.
  • Pool and gym operator: about $367,000.
  • Resident manager's and guest units: about $233,000, mostly payments of about $15,770 a month on a 15-year, 6% loan from the sponsor.
  • Insurance: $205,000.
  • Utilities: about $179,000 for common electricity, about $100,000 for water and sewer, and about $130,000 for gas for heat, hot water and cooking.
  • Management fee: $75,000 to ERPM Company.

Good to know: the budget does carry a reserve fund line of about $114,000, based on a reserve study, but the sponsor adds nothing beyond it. You'll pay one month of common charges into working capital at closing. For why budgets like this vary so much, see why operating costs differ and our common charge benchmarks.

The Building

Finishes

One finish schedule covers every apartment, with "or equal" substitutions allowed (compare with our NYC condo finishes guide).

Kitchen

  • 24-inch Miele appliances: a built-in bottom-mount refrigerator (KFNS 37692 iDE-1), a four-burner gas cooktop (KM 3010), a convection oven (H 6660 BP) and a panel-ready dishwasher. Studios get an 18-inch dishwasher.
  • A 30-inch Bosch microwave and hood (HMV3053U).
  • A Dornbracht Tara faucet over a 24-inch stainless steel sink.

Baths

  • Wall-hung Duravit Starck 3 toilets and Alape undermount sinks set in Carrara marble counters.
  • Dornbracht faucets and a Dornbracht Tara tub showerhead, with Rohl Lombardia tub fillers and Rohl thermostatic shower sets.
  • Kohler Underscore tubs and terrazzo tile floors.

See how these names compare in our bathroom brands guide.

Floors, Ceilings and Windows

  • 3/4-inch engineered oak floors by Moso over a 5 mm sound-control underlayment. Living rooms and bedrooms have painted concrete ceilings.
  • Ceilings run about 8 feet 10 inches to 9 feet 5 inches in living rooms and bedrooms. Kitchens, dining areas and foyers are about 8 feet, and baths about 7 feet 9 inches. Some 1st- and 2nd-floor homes have living rooms about 18 feet 10 inches tall.
  • Brick on the lower floors and a window wall above, with double-glazed, low-E aluminum windows by Alubon (or Wausau or Graham). Private terraces have lift-and-slide doors.

Laundry, Heating and Cooling

  • A stacked Bosch washer (WAT28400UC) and ventless electric dryer (WTG86400UC) in every home, plus a shared laundry room on the Lower Level.
  • Ducted Hitachi heat-recovery VRF units heat and cool each home, run from programmable thermostats. You pay their electricity on your own bill.
  • Each home's electricity is submetered. Cooking gas isn't metered by unit, so it's paid through common charges.

Amenities, Staffing & Transportation

The plan lists about 10,900 square feet of indoor amenity space and about 14,900 square feet outdoors, spread from the Lower Level to the roof (compare with amenities by building size).

Roof (the "Pool Club")

  • A heated pool about 30 by 14 feet and about 4 feet deep, for up to 20 swimmers at a time, on a deck of about 3,760 square feet.
  • An outdoor lounge with a fire pit, grills and an open-air trellis.
  • Eight cabanas, each with a gas line, water and lighting, sold as licenses for $75,000 to $175,000 plus $50 a month. Restrooms and lockers for the pool are on the 12th floor.

8th Floor

  • A natural-grass play field of about 2,070 square feet and a dog run of about 1,010 square feet.
  • An outdoor lounge with grills, and a communal kitchen lounge with professional-grade appliances and its own terrace.

3rd and 4th Floors

  • A double-height fitness center of about 2,370 square feet with Technogym equipment and its own terrace, plus a yoga studio above it. No one under 16 may use the gym.
  • A children's playroom next to an outdoor play area with play structures and turf.

Ground Floor and Below

  • A glass "Greenhouse" lounge of about 560 square feet with an electric fireplace, set in the rear garden.
  • Mail and package rooms on the Garden Level, and a conference room with a lounge, a laundry room and a bike room on the Lower Level. There's also a dog wash.

Good to know: the plan warns that the amenities and full staff may not be ready until about 12 months after the first closing, and the pool until 24 months after. You get no credit on price or common charges for the wait.

Staffing and Services

A lobby attendant is on duty 24 hours a day from the first closing. The year-one budget assumes a staff that isn't unionized and works for the condominium:

  • A resident manager (a live-in superintendent) and a handyman.
  • 6.2 full-time-equivalent doormen and 2.8 concierges.
  • Three porters.

Payroll and benefits come to about $839,000, including $12,000 a year in health coverage per employee. A separate contract with The Wright Fit, about $367,000, covers staff to run the pool and gym. The budget also sets aside about $75,000 for programs such as rooftop movies, children's classes, pet care and cooking events, some of which may charge a fee. See where common charges go.

Transportation

  • Subway: 11 min walk to 50 St C E; Times Sq-42 St/Port Authority Bus Terminal 1 2 3 7 A C E N Q R S W, 13 min

Fine Print

What's Specific to It

  • A car showroom below: the retail unit goes back to GIRT Realty, the company that sold the site to the sponsor. The plan expects, but doesn't guarantee, an automotive dealership there, with two vehicle elevators and four parking spaces for the retail unit's own use.
  • A rooftop pool club: a stainless steel pool about 30 by 14 feet on the roof, with a terraced "stadium bleacher" pool deck, a fire pit, grills and eight cabanas you can buy as licenses.
  • Guest suites: two small units, Unit A and Unit B, will belong to the condominium. Owners can rent them short-term for visitors under rules the board sets.
  • Small homes: of the 219 homes for sale, 61 are studios and 104 are one-bedrooms. Only six are three-bedrooms.
  • A non-union staff: the budget assumes staff who aren't union members, plus an outside operator, The Wright Fit, to run the pool and gym.
  • Sponsor may rent instead of sell: the sponsor only commits to selling the 15% of homes needed to declare the plan effective (33 units), so owner-occupants may never control the board.

West Condominium fronts 11th Avenue and runs from West 47th to West 48th Street, with the residential entrance through a court on 47th Street. The site is in the Special Clinton District, and the building isn't landmarked. Its offering plan tells you what's inside the apartments, what the shared spaces are and who you'll share the building with.

Fine Print Worth Knowing

  • You help buy the staff and guest units: at closing, each buyer pays a share of 35% of the $2.725 million price and closing costs of the resident manager's unit and the two guest units. The condo borrows the other 65%, about $1.87 million, from the sponsor. The sponsor won't refinance the loan when it comes due in 15 years, so owners could face an assessment then.
  • Taxes will rise: first-year residential taxes are projected at about $3 million on a partly built assessment. Once the building is fully assessed, the plan estimates about $5.2 million for the residences. No tax abatement is described.
  • The retail unit's rights: the retail owner can put signs on the facade below the second floor, equipment on parts of the roof, and use the sidewalk as a driveway or loading dock. It can also split up its unit or connect it to a neighboring property without the board's consent.
  • A slow final certificate: more than 15% of the building is commercial space likely to be leased unfinished, so the plan expects a permanent certificate of occupancy for the whole building to be significantly delayed.
  • Lockers and cabanas: extra lockers and cabanas are licenses, not deeded units. You can only pass them to another owner in the building, and the sponsor keeps the sale money. Neither the locker rooms nor the cabanas are on the emergency generator.
  • Backup power is brief: a natural-gas Generac generator is sized to run at least 90 minutes. The plan warns its monthly tests can be loud.
  • A managing agent tied to the sponsor: ERPM Company's owners are affiliated with CB Developers, a sponsor affiliate, and with the sponsor's closing attorneys. The contract runs three years, then can be canceled on 60 days' notice.

Team

  • Sponsor: 646 11th Owner LLC, care of SK Development. Its principals are Scott Shnay, Abraham Shnay, Michael Barry and Charles Blaichman.

  • Structural engineer: Gace Consulting Engineers
  • Mechanical engineer: GEA Consulting Engineers

FAQ

Does West Condominium have a pool?

Yes. The roof has a heated stainless steel pool about 30 by 14 feet and about 4 feet deep, with a terraced deck, a fire pit, grills and eight cabanas sold as licenses. The plan warns the pool may not open until 24 months after the first closing.

Is there parking at 547 West 47th Street?

Not for residents. The sub-cellar garage has four spaces, and they belong to the retail unit. Each home comes with an assigned storage or bicycle locker instead, and 51 more lockers were offered as licenses for $7,000 to $26,000.

What will be in the retail space?

The retail unit goes to GIRT Realty, which sold the site to the sponsor. The plan expects, but doesn't guarantee, that GIRT will use it for an automotive dealership, and the zoning allows an automotive showroom as of right.

Where this comes from: the building's offering plan (CD180479) as filed with the New York Attorney General, including its Special Risks, Introduction, Description of Property and Improvements, architect's report, Schedule A, Schedule B and Identity of Parties. Prices are the sponsor's offering prices, not sales, and budget figures are the sponsor's first-year projections. Later amendments may change them. Updated October 2026.
