The Appliance Brands NYC Condos Use
Summary: Sponsors list the refrigerator, range, dishwasher and washer they plan to install in the offering plan. We read the plans to see which brands show up, how that changes with price, and what the fine print lets a sponsor swap.
The Most-Named Brands
We read 1,725 offering plans for new-construction condos in New York City. 81% of them name at least one appliance brand, typically in the "Description of Property," the section that lists each home's finishes. That's 1,391 buildings, and they're what the numbers below are based on.
Bosch is the workhorse. It shows up in 520 plans, 37% of the buildings that name a brand. Miele (320 plans) and Frigidaire (306) come next.
The famous names are rarer than the showrooms suggest. Sub-Zero appears in 186 plans and Wolf in 61; 52 name both. Gaggenau, the top-of-the-line German brand, is in 90.
| Bosch | 37% (520) |

| Miele | 23% (320) |
| Frigidaire | 22% (306) |
| Whirlpool | 14% (188) |

Price Changes the Kitchen
We matched 1,045 of these buildings to the sponsor's asking prices in Schedule A, the price list in the offering plan, and grouped them by average asking price per square foot.
At the top, a luxury kitchen is close to standard. In buildings asking $2,000 a square foot or more, 89% name at least one of Sub-Zero, Wolf, Miele, Gaggenau or Thermador. Below $1,000 a square foot it's 14%, and Frigidaire is the most common name.
| Under $1,000 per sq ft | 14% |
|---|---|
| $1,000 to $1,999 per sq ft | 21% |
| $2,000 per sq ft or more | 89% |

| Sponsor's asking price | Plans | Most-named brands (plans) | Name Sub-Zero, Wolf, Miele, Gaggenau or Thermador |
|---|---|---|---|
| Under $1,000 per sq ft | 297 | Frigidaire (124), Bosch (61), GE (59) | 14% |
| $1,000 to $1,999 per sq ft | 577 | Bosch (282), Frigidaire (108), Bertazzoni (95) | 21% |
| $2,000 per sq ft or more | 171 | Miele (93), Bosch (67), Sub-Zero (62) | 89% |
Newer buildings lean less on Sub-Zero. Among plans first filed in 2020 or later, 8% name Sub-Zero, against 26% of plans filed before 2015. Bosch went the other way: 37% of recent plans name it, against 32% before.

Manhattan, Brooklyn and Queens
Manhattan kitchens reach higher. Miele is the most-named brand in Manhattan plans, and Sub-Zero is in 39% of them. In Brooklyn it's Bosch, followed by Frigidaire, and in Queens Bosch.

Read the "Or Equal" Fine Print
A brand in the plan is a starting point, not a promise. In 49% of the buildings, the passage naming a brand adds "or equal," "or equivalent" or similar wording. That lets the sponsor install a different model, or a different brand, it considers comparable, for example if a model is discontinued.
"The Sponsor serves the right to provide fixtures by different manufactures, which are of equal or better expected performance standard than those listed above."

The catch: plans are also amended over time. A later amendment can change the appliance list, so the version that matters is the one in effect when you sign. See how to find offering plan amendments.
What to Ask and What to Check
- Find the appliance list. Ask for the page of the offering plan's Description of Property that lists kitchen and laundry equipment for your unit's line. Penthouses and lower floors can get different packages.
- Compare it to the model unit. If the showroom has a brand the plan doesn't name, ask whether it's included in your home or an upgrade.
- Ask about "or equal." Have your attorney ask who decides what counts as equal, and whether you'll be told before a substitution.
- Check the laundry. Does the plan promise an in-unit washer and dryer, and is the dryer vented or ventless? Some plans list only hookups.
- Read the latest amendment. Confirm the appliance list hasn't changed since the plan was first accepted.
- Ask about warranties. Who handles a broken dishwasher in year one, the manufacturer or the sponsor?
FAQ
What appliance brands come with NYC new condos?
In the offering plans we read, Bosch is named most often, followed by Miele and Frigidaire. Premium names are far more common in the most expensive buildings: 89% of plans asking $2,000 a square foot or more name Sub-Zero, Wolf, Miele, Gaggenau or Thermador, against 14% below $1,000.
Do luxury condos always have Sub-Zero and Wolf?
No. Even among buildings asking $2,000 a square foot or more, the most-named brand is Miele. Only 52 of the plans we read name both Sub-Zero and Wolf.
Can the sponsor change the appliances after I sign?
Often, within limits. In 49% of the plans that name a brand, the passage says "or equal" or similar, which lets the sponsor substitute a comparable model. Your attorney can check the exact wording in your plan and its amendments.
Where do I find the appliance list for a building?
In the offering plan's Description of Property, usually under kitchen and laundry equipment. Each building page on this site links to the plan.
How did you count the brands?
We searched the text of 1,725 New York City new-construction condo offering plans for appliance brand names (27 brands turned up), and counted a building once per brand when a page names the brand within a few lines of an appliance word (refrigerator, range, dishwasher, washer and so on). That drops other senses of the words, like a "Wolf" surname or a whirlpool tub, though it also counts brands named for amenity kitchens or as examples of what an owner may install.
A building can have more than one plan filing. Plan text is machine-read, so a brand on a badly scanned page can be missed.
How are the price tiers set?
By the average asking price per square foot of the residential homes in each plan's Schedule A, for the 1,045 plans where it lists prices and sizes.
Where do these figures come from?
From offering plans filed with the New York State Attorney General. Updated as of Oct 11, 2026.
