ACRIS sponsor closings through Sep 30, 2026, buildings whose first closing came in 2015 or later. Time to sell out runs from a building's first closing to its last, among buildings that have sold out. List: the sponsor's Schedule A price for the same homes.
- Closing vs. list. The median building's first sales closed 5% below list: the sponsor's Schedule A price for the same homes, across 33 buildings we could match. 21% of them closed above list.
- Sellouts have slowed sharply. 67% of buildings whose closings began in 2015–19 sold out within a year, against 10% for 2023 or later. 11 still had unsold homes two years or more after their first closing.
Why Astoria's Condo Market Has Slowed
Astoria adds far fewer new condos than it used to: about 167 homes a year in plans accepted since 2023, against 272 a year in 2020–22, 39% fewer.
| Plan accepted | Plans a year | Homes a year | Typical buildinghomes | Asking $/sf |
|---|---|---|---|---|
| 2000–07 | 217 plans | 73 | 19 | — |
| 2008–14 | 644 plans | 132 | 12 | $663 |
| 2015–19 | 527 plans | 106 | 13 | $1,171 |
| 2020–22 | 824 plans | 272 | 14 | $1,177 |
| 2023–today | 621 plans | 167 | 24 | $1,226 |
Accepted condo plans. Asking $/sf: the median building's first Schedule A price list.
- Fewer, bigger buildings. About 6 plans a year since 2023, against 8 in 2020–22, though the typical one is larger (24 homes, against 14).
- The 421-a tax break ended. New projects had to start construction by June 2022 to get it. 71% of Astoria plans accepted 2015–22 that name a tax program used 421-a; of the 4 accepted since 2023 that name one, 25% do. Without it, buyers carry full property taxes from the start.
- Higher prices, slower sales. The median plan asked $1,177 a square foot in 2020–22 and $1,226 since 2023, and far fewer buildings now sell out within a year (above).
More are on the way: 11 plans filed since 2025 are still under review (below).

Prices Within Astoria
We compared each building's closings with the Astoria average in the same year, so rising prices don't skew the comparison:
| Part of the neighborhood | Buildings | Price per sfvs. the rest, same year |
|---|---|---|
| North Astoria and Ditmars (closest to Astoria-Ditmars Blvd or Astoria Blvd) | 8 | +8% |
| 6 minutes or less from the subway | 9 | −6% |
| 10 minutes or more from the subway | 15 | +6% |
Sponsor closings since 2015, buildings with 2+ of them. Each sale is compared with Astoria's average $/sf that year; a row compares the median building inside the area with the median one outside it.
- North Astoria and Ditmars sell for more: buildings nearest the last stops on the N and W sell +8% against the rest of Astoria.
- The walk doesn't predict price here. Buildings 6 minutes or less from the subway sell −6%, and those 10 minutes or more away +6%. Location matters more: the longest walks are in North Astoria, near the Ditmars end of the line (see the station table), where prices are highest.
